Questions

What people ask first

Short answers. If yours isn't here, ask it on the list form.

Where will it be?

In the Texas Hill Country, about thirty minutes from San Antonio, on 20 to 30 acres. The list hears the exact site first.

When can I move in?

We don't have a date and won't guess at one. Land comes first, then permits, then the build. The progress section is updated as each step is finished.

What will rent be?

Rents aren't set yet. They're set with the land and the build cost, and the list hears them first. There are no amenity fees. Water, power and trash are metered to your home and billed at cost.

Is this going to strain local water?

It's designed not to. The community is about 120 homes, rain is collected from every roof, greywater is reused on the grounds, the planting is native, and there is one shared lagoon in place of private pools. Water supply is the first thing we check on any piece of land.

Are kids welcome?

Yes. The splash end was built with them in mind, and it has its own corner, so the lagoon and the sauna deck stay calm.

What does "low-EMF" actually mean here?

Specific wiring and layout choices, listed on the homes page, and a set of measurements taken in your home before you move in. It isn't a health claim. You get the numbers and can compare them with any other home.

Does joining the list commit me to anything?

No. There's no deposit and no obligation. You get updates and a first look at pricing and floor plans. Leave any time.

Do I have to live there to use the café and Market?

No. The Market, café, juice bar and practitioner offices are open to the public. The lagoon, sauna, gym and courts are for residents.

I'm a practitioner. Can I lease space?

Yes. There's a short form for practitioners, and another for makers who'd like the Market to carry what they produce. For practitioners · For makers and vendors
